Overview
When the Oxford Christadelphian Church approached Byfield Damp Solutions, they faced a persistent damp problem that had affected the historic building for decades. Located in low lying central Oxford, just a few hundred metres from the River Cherwell, the late-19th-century church had experienced ongoing moisture issues beneath its suspended timber floor, leading to structural deterioration, unpleasant odours and internal damage.
Byfield Damp Solutions designed and implemented a specialist ventilation strategy that addressed the root cause of the problem rather than simply treating the symptoms. Working alongside Ubbink UK, the project successfully restored healthy airflow beneath the building while preserving energy efficiency.
The Challenge
Like many Victorian buildings, the church was originally constructed with a suspended timber floor and traditional air bricks to provide natural underfloor ventilation.
Over time, alterations to neighbouring properties and changes to the surrounding landscape significantly reduced the natural airflow beneath the building. Combined with the church's low-lying position close to the River Cherwell, moisture became trapped within the underfloor void.
The consequences included:
- Persistent damp odours throughout the building.
- Damp soil beneath the suspended timber floor.
- Previous timber floor failures requiring replacement.
- Blown internal plaster caused by moisture ingress.
- Poor air circulation beneath inaccessible sections of the building.
While external drainage & surface water handling improvements, ground level corrections and specialist waterproofing treatments resolved the sources of water ingress, achieving effective ventilation beneath the floor remained the most technically challenging aspect of the project.
The Solution
Following a detailed assessment, Byfield Damp Solutions determined that a mechanical ventilation system would provide the most effective long-term solution.
The chosen system was the Ubbink Vigor W325 MVHR (Mechanical Ventilation with Heat Recovery) unit, selected for its flexible ducting options, intelligent airflow balancing and energy-efficient heat recovery technology.
The ventilation strategy focused on creating continuous air movement beneath the suspended floor by:
- Supplying fresh air into the underfloor void.
- Directing airflow towards areas with little or no natural ventilation.
- Extracting moisture-laden air from the opposite side of the building.
- Carefully balancing airflow using Ubbink's adjustable distribution system to ensure every section of the void received adequate ventilation.
Unlike conventional extract-only systems, the MVHR unit also recovers heat from the extracted air. This helps maintain more stable temperatures beneath the floor during colder months, avoiding the introduction of excessively cold outside air while still providing continuous moisture control.
Installation Results
Within two days of installation and commissioning, the system had quietly operated at less than 50% capacity while moving approximately 4.8 million litres of air through the underfloor space.
The improvement was very fast.
The long-standing damp smell that had affected the church for years was eliminated, and the underfloor environment became significantly drier.
